Thermal Imaging Home Inspections

SERVING SW WASHINGTON – VANCOUVER WA – CAMAS – WASHOUGAL – BATTLE GROUND – RIDGEFIELD
New construction home inspection

Thermal image of a ceiling in a new home — builder did not insulate this room.

Thermal imaging cameras are an essential tool for all of our inspections in Vancouver, WA and surrounding areas because rainwater plays such a huge role in the health of a house in this area.

We offer free thermal imaging in all of our inspections.

The technology allows us to spot hidden defects in a home that otherwise could go unnoticed by an inspector not using thermal imaging. Water intrusion and leaks, HVAC issues, and electrical hotspots are commonly found with thermal imaging, helping to save you from costly repairs due to long-term, unnoticed problems that could be detrimental to the structure and your health.

Thermal Imaging with Every Home Inspection

All Northbank Home Inspection reports include thermal images, and often videos, to give you an in-depth view of a home from a unique and important perspective.

  • Bathroom sink running with 116 degree Fahrenheit water. Temperatures above 120 degree Fahrenheit can pose a scalding risk.

  • Attic hatches commonly do not have weatherstripping installed, and consequently, it is often a significant source of energy loss.

  • This reveals a hot spot in an electrical panel. On this panel, installation of a non-compliant breaker likely caused additional resistance caught with thermal imaging.

  • Energy loss through the bottom of the door caused by inadequate weatherstripping. Installation of weatherstripping can help reduce energy loss

  • This image shows the oven was operational at the time of inspection.

Thermal Imaging for Energy Efficiency

In addition, thermal imaging is a terrific tool for helping discover areas that could negatively impact the energy efficiency of a home. The technology shows contrast of hot and cold areas, indicated by white or red for hot and blue for cold, generally. For example, a common — and easy-to-fix — energy-efficiency issue in homes is missing or inadequate weatherstripping beneath doors or windows. This energy loss will appear on the thermal image as blue flowing in beneath the door as cold air enters the home during the colder months of the year. Thermal imaging in our home inspection reports will give you empirical evidence of where.

This energy loss will appear on the thermal image as blue flowing in beneath the door as cold air enters the home during the colder months of the year. Thermal imaging in our home inspection reports will give you empirical evidence of where air is leaking in the home, providing you with more bargaining tools as you move forward in the home-buying process.

Thermal Imaging Inspection before Buying a Home

While thermal imaging cameras are impressive tools with a wide array of applications, they are not magic wands and should not be the sole basis for choosing a home inspector. They don’t allow us to see through walls or detect mold and pests. But in the professional, certified, licensed, and highly-trained hands of Northbank Home Inspection, thermal imaging will give you powerful information to use when buying your home.
